The significant levels of investment on the project drove the client to request an innovative approach to minimize capital expenditure (CAPEX) for first-stage production. Exyte applied a significant Off-site Manufacturing (OSM) program from the start of the project design phase to pivot from a large-scale stick-built central utility building (CUB) that would be slowly populated throughout the various ramp-up cycles of the facility’s lifespan, to a fully modular approach where the needs of each phased facility ramp-up would be matched with smaller utility modules to meet demand.
These modules would be fully repeatable for each phase so the customer would be able to place repeat orders with the various suppliers in line with their needs. This approach, while significantly different from a traditional build, allowed the customer to defer significant CAPEX and, together with Exyte, drove a new benchmark for semiconductor fabrication plant (fab) construction. The CUB was replaced with modular chiller plants, compressed dry air (CDA) plants, e-houses, emergency generator modules, and dynamic uninterruptible power supply (DUPS) modules.
