The project was enabled through an extensive offsite manufacturing (OSM) and pre-fabrication strategy.

Key building and infrastructure elements were prefabricated and integrated in factory-controlled environments, including structural frames and supports, modular chilled water (CHW) systems, variable refrigerant flow (VRF) condenser plant rooms, and pre‑assembled electrical switchrooms. These systems were manufactured, integrated, and tested off‑site before delivery, allowing civil and architectural works on site to progress in parallel with system fabrication.  

The modular approach significantly reduced on‑site installation complexity and enabled predictable sequencing across disciplines. By shifting labor-intensive and high‑precision activities to controlled manufacturing settings, the project achieved a compressed 12‑month delivery schedule while maintaining quality, coordination, and commissioning certainty.


The result was a scalable hyperscale facility aligned with industry best practices for speed, resilience, and long‑term operational performance.
